Solar Energy: A Smart Choice For The Environment

Phoenix solar energy has the potential to provide energy to people anywhere on the globe. Those who use solar energy have discovered the amount of money it can save. This article has been written to help you understand how solar energy works as well as the many benefits that it yields.

If you’re thinking about installing solar panels to generate your own electricity, make sure that the roof you’ll be installing them on gets plenty of good sunlight. Good sunlight occurs between 9am and 3pm. You’ll generate the most electricity if your roof receives full, exposed sunlight between those hours every day.

Find out if your local energy provider offers meter rollback programs. Once you have a solar energy system, you should consider joining one of these programs so you can sell the energy you produce to the main grid and draw the same amount of energy instead of purchasing an expensive battery system to store your power.

If you’re leasing your solar energy device, make darn sure that you can transfer your lease if need be. If you do not choose this option, you might have to keep paying for a solar energy system you are not using. Transferring the lease give new homeowners a chance to use the solar energy while allowing you to break the contract.

Leasing a solar system is an option if up-front costs are prohibitive. In the long run, buying a solar energy system is always the better option, however leasing can still result in lower bills overall. Leasing a system will let you take advantage of the energy savings right away, however be aware that you can be stuck with your contract for up to 10 years.

Cleaning your solar panels does not need to be labor intensive. You want to avoid abrasive soaps at all costs, as they can deteriorate and even destroy your panels. So long as there is not caked up dust or bird droppings, frequent rinses with just hose water should be more than enough.

Try getting recommendations for solar energy home equipment. If you have loved ones or colleagues that have solar energy at home, ask them to provide details of their experience or any issues they’ve been through with their system. It’s important to consider other opinions on what you should or should not do.

If you are a business owner and you are thinking of changing your energy system over to renewable solar energy, see if you can get any tax deductions for doing so. Often times the government will offer incentives to companies who agree to switch over to a more green energy source.

One of the major benefits of solar energy is that it is renewable. The sun (generally) shines each and every day, and there is no reason to worry that drawing power from the sun will somehow render it unusable in the future. Using solar energy, therefore, is a safe and reliable way to power the Earth.

Power sources that are run by fossil fuels are run by machines that require motors. Those motors require constant maintenance. With solar energy systems, there are limited parts required so they are extremely low maintenance. You will save money on fuel as well as maintaining the system over the years.

If after installing solar panels you find that you are producing more energy than you need, you can sell the extra energy that you produce back to the electric company. This method will help you recoup the cost of your solar energy system’s installation and parts. Additionally, after you have recovered your costs, you will be making a profit.

There is really no reason to even consider getting a solar energy system if you live in an area that rarely sees the sun. This does not mean that a less than reputable company will not try to sell you a solar system though. If your roof does not receive at least 6 hours of full sunlight per day, you should not consider solar power.

Choosing green options, such as solar energy, can help protect our planet. Every decade your energy bills will double, meaning more funds out of your pay! Use the information presented here to go solar and green up your life.

An Effective Guide To Hiring A Reliable Removalist

Like most consumers, you will want to start your search by asking friends if they can recommend a company and checking out listings and websites of companies in the truck and van line of business. After you have had a list of suitable moving companies, you will find yourself at the most difficult and challenging stage of making a choice because most of the companies you’ll find online will have impressive websites and an interesting history that backs their service, but you will be looking for one that meets certain requirements. Below is a guide on how to find a reliable moving company.

Check Out the Companies on Your List

You want to find out if the companies on your list have a good reputation in working with their customers and in handling claims. You understand that inconveniences can happen during a move and you want to ensure that the company you hire will take care of you and your shipment. So, check with the organizations like the Better Business Bureaau (BBB) and the American Moving & Storage Association for complaints against the company and how they handled them. Dissatisfied customers will often post reviews of a service online, so you will be able to locate those reviews by entering the name of the company followed by “review” on search engines. Your initial screening should help you eliminate candidates who are not quite suitable for the job.

Get on the Phone with Shortlisted Movers

There are many reasons you should get on the phone with the companies on your short list. First, the way a moving company handles your initial call can tell you a lot about their reputation. You want to determine if the employees are professional, patient with prospects, and forthcoming with information you need to know. You are checking if there can be a good rapport with the representatives. Make sure you ask questions that allow you to know if the company has the experience required to handle the kind of move you are moving. Ask the company if they have assisted customers before in shipping things to your new location, especially if you are moving into another state. Schedule an actual appointment with the company to get a written estimate.

Request for Estimates and Compare Them

Be wary of removal companies who give you an estimate over the phone or without seeing what you have to ship. You want to get written estimates and they should be provided after an inspection is done by the company’s estimator. During the estimator’s visit, make sure you show him or her everything. Let them know if there are challenging situations to handle in your new home. Are there things like stairs that can make it difficult to move certain items? Is some part of the house under construction? Do you have things that need a special care? You want to be as forthcoming as possible as you don’t want to pay more than what is stipulated on the estimate. The estimate should serve as a legal document that authorizes the move, and it can be your bill of laden, so ensure that every item is listed and that the words “Binding Estimate” appear at the top of the estimate. You can negotiate for a cost that fits your budget and get the highest cap of what you can pay. After getting estimates from different companies, compare them and note that the lowest bidder might not necessarily be the best shot for you.

Review the Companies for Reliability

You want to make sure that the moving company you hire for the service is registered and licensed to provide the service, so ask for a copy of their license. Reliable companies want to protect their clients and their business, so they buy insurance with liability coverage and you should check that out as well. By the time you finish talking with the estimator, you should make sure that you have the contact information of the company, its phone numbers, email address, physical address, and legal name. Get references and call them to find out if they were satisfied with the service provided by the moving company.

You will need to be organized and thorough if you want to hire a company that can help you relocate uneventfully. With the above guide, you can be sure of hiring a company you can trust and transforming your move into a fun experience.

Crawl Space Insulation Guide: How To Stop Air Drafts From Entering Your Crawl Space

With proper crawl space insulation, uncomfortable indoor temperatures during summer and winter, excessive moisture accumulation, frozen water pipes, and high energy bills can be problems of the past for many homeowners. By proper crawl space insulation here, we mean installing the right type and amount of insulation, providing sufficient drainage, controlling moisture and sealing all air leaks.

Sealing all air leaks in your homes crawl space can significantly decrease your winter heating bills and enhance your interior comfort. As heated air rises inside your home, cold air is drawn into poorly-sealed crawl spaces via leaks (small and large). To stop cold air from infiltrating into your crawl, you need to seal and insulate it properly. Heres a detailed guide on how to insulate the crawl space.

Seal Gaps

The primary step in stopping the infiltration of air into the crawl space is to seal gaps and cracks along wooden rim joists sitting over the walls of the crawl space to support your house. You also need to seal any gaps around wires and pipes passing through the foundation walls of the crawl to the outside. Note that caulk can only seal gaps and cracks of up to a quarter-inch wide, so if your home has bigger and wider cracks, consider using expanded spray foam.

Insulate Crawl Space Rim

Using rigid foam insulation boards or insulation batts, insulate around the rim of your crawl to help stop the loss of heat via cold air conduction. Install your preferred insulation in the cavity over the foundation walls where the rim joists connect with the floor beans. Then, cut the appropriate size of the insulation and put it against the rim joist. Hold the insulation in place using a duct tape.

Plug Holes

You also need to stop air from the crawl space from infiltrating into your living space. You can do this by sealing around vents, wires and pipes that penetrate the crawl space ceiling via holes, into your living space. Of course youll need an expanding foam sealant or caulk to do this choose one. Stop cold air infiltration by applying weatherstripping to trap doors or hatchways that provide entry to crawl spaces.

Cover The Walls

Cover the inside of the exterior walls using a rigid foam insulation board secured to the walls by a construction adhesive. Then, use exterior plywood or commercial vent covers to seal the foundations air vents from outside and caulk. Unroll plastic vapor barrier (preferably a heavy sheet) over the floor to prevent moisture build-up in your dirt floored crawl space. Finally, tape the sheets to each other, as well as to the insulation on the walls.

Make your indoor living space more comfortable by using these steps to stop cold air from infiltrating into your crawl space.

  6. Indoor Planetarium a lot of people associate conservatories with daylight activities, but at night, conservatories can actually act like a planetarium, letting you see the mystical nighttime sky without being a sitting duck to mosquitoes, badgers, etc.
  7. Bedroom artificial light has made it harder for people to fall asleep at night and wake up in the morning. The pineal glands, which are in charge of producing melatonin that helps people sleep only work in the dark, whereas serotonin, which helps your body perk up is produced when the body is exposed to sunlight. By letting the moon and the sun tell you when to sleep and wake up, you get much more energy out of the day and much more rest out of the night.
  8. Living room the beauty of having a conservatory as your living room is that you can put in a lot of light-loving plants. Some people also add reef or planted aquariums, as natural sunlight gives the corals and plants enough energy to grow and thrive without needing expensive, artificial light.
  9. Kitchen having a kitchen in a conservatory not only allows you to cook meals with a clear view of nature, but you can also grow several types of herbs, vegetables, and fruits that you can readily pick for whatever dish you want to make.
  10. Indoor pool or hot tub the great thing about having a pool or hot tub inside a conservatory is that heavy rain or snow wont ruin the fun. With the appropriate heating or cooling devices, you can produce the perfect climate for indoor swimming without blocking the sun.

Quality of Standards in the Service Industry

If you are a service provider then there is need for you to know how clients look for services. Knowing these methods will enable you to apply them in your business and attract more clients.

Referrals. Research showed that 85 per cent of buyers used referrals to locate service providers. This is a significant percentage of buyers that use referrals to identify and learn about their chosen provider. Given this information, service firms should dedicate more time and investment to the development and execution of referral programs.

Brand awareness driven by content. The second most common way for buyers to identify and learn about their service provider comes from content marketing. From blog posts and podcasts, to website descriptions and webinars, there’s an endless number of options for the types of content available. We did, however, ask respondents what content was the most influential and found case studies and white papers at the top of the list.

Nowadays more and more services providers are sought online. Outsourcing is the new face of service providers. This however is only for those who have proven that they can deliver good quality. There are questions that clients ask to evaluate if a service provider is up to the task or not.

Do you have a proven track record of service commitment?

The best way to evaluate a prospective service provider is to examine their service track record from multiple perspectives. Find out about their customer service and get to know if their service has followed an upward trajectory. Ask the provider’s existing customers if they were happy with the service provided. Be sure to ask the vendor if they offer help desk support after the completion of the project. You must also find out if the provider’s SLA (Service Level Agreement) is backed by financial guarantees and follows customer service standards and operational metrics.

How do you plan to manage my account?

Finding out how your business account will be managed is a critical aspect of the outsourcing project. Ask the service provider if they follow a clearly defined account management process. Find out if a dedicated individual will be handling your day–to–day functions and how frequently you would need to interact with that person. Ask the vendor if you can meet your future account manager and other staff before the onset of the outsourcing project.

Insurance for Real Estate Developers

Real estate is an industry that is within the large property industry. It is inclusive of buildings, land and even natural resources. This industry is categorized into three namely residential, commercial and industrial.

DEFINITION of ‘Real Estate’

Property comprised of land and the buildings on it as well as the natural resources of the land including uncultivated flora and fauna, farmed crops and livestock, water and minerals. Although media often refers to the “real estate market” from the perspective of residential living, real estate can be grouped into three broad categories based on its use: residential, commercial and industrial. Examples of residential real estate include undeveloped land, houses, condominiums and townhomes; examples of commercial real estate are office buildings, warehouses and retail store buildings; and examples of industrial real estate are factories, mines and farms.

As the economy continues to grow in countries such as the United States, most of their cities experience a boom in real estate. Before any project is embarked upon there is need to understand insurance coverage and if it is enough.

While most developers have a commercial general liability policy, such liability policies, even though broad in scope, may not fully protect a developer against all of the risks it may face during development. For example, commercial general liability policies respond to claims involving bodily injury and property damage to third parties, but often do not provide coverage for damage to the developer’s own property.

Below are four types of insurance every real estate developer should consider before beginning a new development project:

Real Estate Development Professional Liability Insurance

Large and small real estate developments can take months or even years to plan. Often there are several officers, directors, and employees involved in the inception, negotiation, and implementation of these projects. Real estate development professional liability insurance is unique in that it insures against those usual services and transactions conducted by real estate developers. More specifically, a real estate development professional liability insurance policy can provide coverage for “wrongful acts”[1] committed by a developer during the preparation, negotiation, transmittal, and awarding of design and construction bid packages; while obtaining proper permits, variances, consents, and easements; related to management, supervision, and coordination of design and construction; and regarding other issues with real estate agents, title companies, and property managers.

Environmental Insurance

In many major cities, residential and commercial real estate developers have turned to redeveloping abandoned industrial spaces as a way to transform cities and command large returns on investment. (An example of this type of project is Washington, DC’s soccer stadium slated for Buzzard Point in the Southwest quadrant of the city.) The EPA has labeled many of these sites brownfields. Not only do these unused and underperforming lots require special remediation, but the EPA imposes additional demands aimed at safeguarding the environment when developing these projects.

The risks for brownfield sites are unique and numerous, such as: the risk of finding unknown environmental contamination that requires clean-up; the risk of being found liable for damage to natural resources; the risk that contaminants may be inadvertently released from the site during the clean-up process; the risk of cost overruns due to unforeseen contaminants or an ineffective remediation plan; plus government regulation that adds or requires additional remediation.

It is important that real estate developers purchase errors and omissions insurance. This is to ensure the balance sheet is alright and lowers the costs of anything unexpected.

The downside of not buying insurance is simply exposing the balance sheet and ultimately the return to investors. Insurance acts as a smoothing vehicle and lends greater predictability to financial performance by minimizing the unexpected costs of periodic litigation. The amount of coverage a real estate professional requires should be determined by the nature of the firm’s operations, and whether the risk is primarily ‘operational’ (meaning management related) or ‘financial’ (meaning investment related). The size of the transactions and the financial complexity will be important considerations as well.

A claim under an E&O policy must allege negligence in either the performance of or failure to perform professional services. Errors and omissions insurance policies have a specific limit of liability and usually include both defense cost and damage awards or settlements within the limit of liability. Keep in mind that almost all E&O policies will not cover intentional, fraudulent or illegal activities but they will defend against these allegations until they are proven in a court of law.

Factors That Affect The Price Of Your Roof

No matter how you slice it, the cost of a new roof is considerable. Nevertheless, you have likely noticed that if you contact three or four different roofing specialists you are likely to get three or four different, sometimes very different estimates. Looking up roofing companies in Calgary there are indeed many factors that affect the price, not the least of which is the skill and experience of your professional. So, before you hire a roofer, take some time to consider the factors that will influence the cost of a new roof.

Roof Size

Obviously, a larger roof will require more materials and this will affect the bottom line. Similarly, larger roofs take more time for removal and installation, so labor costs will be greater as well. Typically, contractors will carefully measure your roof and use this information to determine an estimate.

Roof Pitch

There are two reasons why the slope or pitch of your roof will affect the cost of replacement. Most importantly, very steep roofs require more careful safety measures as the steepest ones may not be suitable for walking. As such, contractors will put more time and effort into making the roofing environment safe for work. In addition, the pitch of your roof will determine your underlayment system due to the required fire rating of the roof being installed.

Tear Down

A very common practice in roofing is to install a new roof directly over an old one. Unfortunately, while this practice can save time and money, over time it may not be possible to install a roof in this manner. If your professional has to remove several layers of old materials this will also impact the cost of your roof. The time it takes to remove a roof and the cost for disposal of this material will definitely factor into the price of a new roof.

Roofing Material

Asphalt shingles are among the most common roofing material for residential properties in North America. This is because asphalt is flexible, durable, and also inexpensive. However, there are considerable differences in the cost of a new roof depending on the materials used. Metal or tile roofs will be significantly more expensive compared to asphalt or other shingle products.

Type of Warranty

Finally, another major factor that will affect your budget is the warranty. A standard warranty usually constitutes a contractor backing the labor and workmanship of the product; whereas extended warranties may be backed by manufacturers. Depending on the warranty coverage you need, you may find your costs will vary, sometimes a great deal.

Because there are many factors that will impact your roofing budget, it is important to speak to a contractor about your needs and expectations.

Foundation Cracks – How Bad Are They?

For a house to be strong, the foundation has to be in excellent condition. The foundation is the core base of a house. When your house has cracks on the walls, the doors arent closing, or the windows will not open then you need to repair the foundation. The earlier you address a foundation problem the better because they never get better, and they usually get worse will the passage of time.

The different types of cracks you may see are vertical, horizontal, step, diagonal, and any combination in basements. Vertical cracks in foundations indicate uneven vertical movement of the underlying soil. Horizontal cracks suggest a large, linear area of settlement. Step cracks are commonly found in brick walls with both the mortar and the bricks cracking due to soil movement. Diagonal cracks are a concern because there is no easy way to realign the foundation and have cracks reseal during the leveling process.

Foundation cracks are cosmetically ugly on both the inside and outside. Most home owners do not want to see numerous cracks in their homes even if they are not serious enough to cause structural issues. A foundation crack is a more serious problem if any of the following conditions exist.

1 – The crack increases in width and / or length.

2 – If there is evidence of diagonal or lateral movement of sections of the foundation.

3 – The crack allows water seepage into the home.

4 – Cracks can create access to other parts of the home for termites and other pests.

Larger, more serious cracks may need the services and opinion of a structural engineer. Such an engineer should be contacted if the crack wraps around a corner, or a crack runs from the basement floor to the top of the foundation wall, or if a crack runs horizontally and the wall below it leans on the basement. There may be other situations not mentioned in this article so if there is any doubt then it would be wise to contact an expert.

Remember, most foundation problems are caused by the soil that is supporting the foundation. The soil is moving and thereby moving the foundation too. Cracks in basements and basement walls are often filled so as to prevent water seepage. You can fill minor cracks with epoxy. You can use an expensive method that involves pumping materials with hydraulic forces. Another tool or method that can be used is installing drainage pipes, gravel, a sump pit, filter fabric and a pump.

Cracks in slab on-grade foundations can not be filled – their problem is support – too much or too little because of soil movement. If the soil pushes upward then that is “too much” support and is termed upheaval. If there is too little support the weight of the house and the foundation will cause the foundation to crack and settle until it reaches support, which is soil that has shrunk in volume. The best support structures are those that both resist upward soil movement and provide support when clay soils shrink. These support structures are called drilled piers or an enhanced version known as bell bottom piers.

Extensive cracks get wider and longer and may cause part of the concrete slab to heave or worse collapse. The repairer will recommend mud jacking that will help raise concrete slabs. You will drill lower places of the slab and use pressure to pump concrete hence raising the slab to be of the same level as the rest.

Regardless of the type of crack, if they become longer and wider then some action should be taken by the owner of the property. Foundation cracks that become larger over time can compromise the structural integrity of the house or building.

Also most experts say be careful not to overprice your home but w Again this is where commissioning your own independent surveyor could pay dividends because your report will not only explain in detail about the overall condition of the property and materials but also contain an accurate valuation. So when figuring out an asking price for your home, do not only rely on what other homes are currently priced at. While this is valuable information and should be included, some of these homes may have been on the market and unsold for a long time. Get a listing of homes that have recently sold as well as the ones currently for sale for a more accurate estimate of value and you will be able to demonstrate to viewers and potential buyers that your property is not over=priced but is in fact offered for sale at the correct marketing price

The other advantage of this strategy is that there is less room for negotiation or reductions in the asking price because you can show that your property has been independently valued at the asking price.

Of course there are some fundamental things you must do before you put your home on the market because even with an independent chartered surveyors homebuyers report you still need to make sure it is in the best shape possible. There is no need to do expensive upgrades. Get rid of clutter. This will make the home look larger. Do simple repairs. If you have been ignoring a broken kitchen drawer, then now is the time to fix it. Paint any areas that need it. Mow the lawn and plant some flowers. Make the most of what you have to capture and keep a buyer’s interest and the asking price becomes less of an issue.

When renovating a home to sell one that needs alot of work and perhaps even structural alterations its more important than ever to employ a chartered building engineer or surveyor to a, confirm the work meets building regulation standards and b, produce a certificate of proof which can be shown to prospective buyers and will certainly be required by any new buyers legal team.
It does not matter survey if your home is already on the market or if you are going to be putting it there soon, being provided with helpful independent survey information can only help ease the process.

Professional CCTV Systems

Closed-circuit television, or CCTV, is a home security system that uses video surveillance to increase the security of a property. The system does not spread the signals publicly, but it is connected to a device that is used for monitoring. Only one person or a group of individuals has access to these recordings. Though this decision cannot be made that easily, knowing that it is not a simple investment, once you learn how they work and what their purpose is, you will agree that CCTV systems are indeed amongst the most efficient surveillance devices.

How CCTV works

It is called a closed-circuit’ exactly because of the fact that the information is transmitted only between the elements of the system, which are: the camera, the display monitors, and the recording devices. If the system is wireless, it can be connected to other devices, such as android phones and tablets, iPhones or iPads. Most of the times, the information can be stored up to 30 days. All the videos can be played back when required.

CCTV systems are designed to keep burglars away and notify the home owner when there is an attempt to enter their property illegally. This type of investment is a necessary expense when you want to make your home a safe environment.

Even though these systems are often associated with high-end surveillance cameras, any camera can be connected to the CCTV system. From this point of view, hidden CCTV cameras are a very useful asset of these security alarm systems. That is the reason they are often used in big institutions, where security is of prime importance. Airports, banks or even commercial establishments are the best places to install CCTV systems.

Moreover, they can even be used in public spaces, such as city centres. They are a great means to maintain public order, prevent crimes and identify people with improper behaviour. CCTV can even be used for traffic control issues.

In spite of the fact that this type of intruder alarms is popularly required for commercial use, it can also be adapted for residential properties. CCTV systems can easily be designed for smaller areas. As long as the cameras are placed in strategic spots, they are the safest way to secure your house! They are so much the more required when you have valuable objects on your property or when you feel that you or your family are in potential danger. The cameras function 24 hours a day, and they will transmit a signal to police forces in case of a potential criminal activity. However, you will need to do an ideal installation for you to enjoy ultimate functionality. Unlike other intruder alarms, these security systems also help you identify the person that is attempting to trespass your property.
